We offer 2 levels of service:

INCLUDED IN THE TENANT FIND SERVICE
Full market appraisal and Valuation of your property
Advice on the types of tenancy available
Full marketing plan for your property
Conduct viewings and submit rental offers to you
Obtain Independent references for applicants
Drawing up Tenancy Agreements and supporting documents
Arrange Gas Safety Certificate (where applicable)
Collect from the Tenant a deposit
Arrange for an Independent Inventory Clerk to carry out an Inventory and Schedule of Condition
Register and Hold the deposit under the terms of The Tenancy Deposit Scheme as a stakeholder
Collect the rent for the first period of the tenancy
Set up a standing order for the payment of future rents
Arrange for any work to be carried out prior to the commencement of any tenancy
Transfer of utility accounts, electric, gas, council tax, and water
Closing Inspection and Check Out at end of the tenancy
Organising return of deposit subject to the property being returned in a satisfactory condition
Negotiating renewals on your behalf at the end of the tenancy.
Level Two: The Tenant Find and Full Management Service
IN ADDITION TO LEVEL ONE SERVICES, WE ALSO:
Receive rent from Tenants on your behalf
Advise you accordingly if rent remains unpaid after 14 days of the due date
Provide you with a statement of monthly rent received showing any deductions
The responsibility for all day to day management including arranging general repairs and maintenance and, if so instructed, using nominated contractors
Carrying out periodic property visits to assess the general condition of the property and a written report will be sent to you
Organise renewal of the Gas Safety Certificate
At the end of the Tenancy Agreement serve Notice to terminate the Agreement, or, for an agreed fee to negotiate an extension and/or draw up the relevant documentation.
EMPTY CARE SERVICE
We can provide the following service when the property is empty:
Visit the property weekly, logging visits and notifying you of the status of the property; please note that any problems reported will only be those visible and apparent
